That way, if a tenant calls me and says the ice maker isn't making ice, I don't have to take time out of my day and money out of my pocket to fix it or potentially buy a new fridge.

if you have a disposal, dishwasher, fridge, range, microwave, washer and dryer all provided, you will likely have more repair bills than only providing range and fridge.Capex will depend on both current condition and anticipated hold.  

HOA covers a lot of the maintenance cost but it could use a paint job inside, new kitchen appliances (stove, fridge, DW, vent hood), new window coverings, paint on the kitchen cabinets and new flooring to replace dated carpet/linoleum (again, original 1981 owners).

No bathroom (I guess they could use a camping or composting toilet) and no kitchen (can plug in a fridge or hot plate/microwave).

Todays tip of the day:If your freezer stays cold but the fridge is warm, your circulating fan is either broken or it just needs some oil. 

My attorney pretty much asks if there are clothes hanging in the closet, utilities on, fresh food in the fridge, etc. 

Shelves, sinks and counters full of clutter communicate to the viewer that the home lacks storage space.Remove personal items too - trophies, family portraits, kids artwork on the fridge, etc.
