Painted the entire interior, removed indoor/outdoor carpet in kitchen and replaced it with vinyl plank flooring, new carpet throughout, new bathroom flooring, vanities, faucets, sinks, light fixtures, medicine cabinets etc.

I'd think you would be better off here in Pollock where we have Jenkins Lake and near a variety of outdoor activities, unless you are just looking for a great mnt. spot for the city people who like to hike.

Most of the others cities lack concerts, events, and outdoor activity. 

An HOA that covers Lawn, outdoor maintenance and cable+ internet could be a good fit.

Cancel the gym membership and get outdoors to do the same thing....and here in the Bay Area it is often sunny outside and not as much rain compared to other places in the country.If you are paying a high amount of rent,,....househack where you rent.

Before we convert there are some expensive improvements I'd like to make like new roof and replace an aging outdoor patio cover.

Improved parking lots and outdoor landscaping.
