IMO the connections you make really advance your momentum as an REI.

i work everyday at my alternatives and i feel this topic is doing just what i hoped it would do, that is bring forth ideas and solutions to the challenges that i am facing here in this state with my situation. i have had some attractive residential as well as commercial proposals thrown my way... i have even gone into negotiation to buy some and so far non have actually closed, but i AM still going at it daily. at this point i feel that a money partner would be an important addition to this puzzle. after i establish that i believe there will be momentum, and from there i feel i can get on the right road then work my way to the fast lane.

Sounds like you are gathering momentum.  

Get your initial investments to an infinite return state, which will start to generate momentum for you to expand your wealth machine. 

That is why taking on smart debt makes sense in the beginning because if you saddle yourself with high debt and mediocre properties than can crush momentum for over a decade building wealth.Now Ramsey could have been mentioning those that bought (AT the top of the cycle) and went heavy into leveraged debt got crushed and that might be true.

If I post the ads now I am worried I can't show it before the tenant moves out and lose the momentum.

Momentum is everything and as long as you're cash positive at the end of the month, it's a step in the right direction.Good luck to you.

It is much nicer than it was a few years ago; they have some nice momentum going.
