Their strategy is this:If a property will pay for itself in gross rents over a 2 year time period in an area they are comfortable going in (one client is a smaller female) then they buy.

We have drainage issues around here, and I have personally discussed storm sewers with the public works director.  

Such generalizations makes giving suggestions pretty hard, Matt hit on several areas for N/P, Troy's idea is good, although I'd think using your retirement fund and leasing will disqualify you if you're a director getting a salary. 

I've been told the female's credit is excellent (750+), but the male has a a short sale within the past 7 years and a bankruptcy 10 years ago.
