If you want the education to lead to income, you'll need to work under a supervisor to gain experience. 

They are reported at the Assessors site as 4-plex's and the zoning supervisor has confirmed that they are legal but now non-conforming as the zone district was later changed to duplex zoning  and are thus "grandfathered-in" and can continue in their use as 4 units for as long as desired. 

I negotiated with an appliance supervisor at a home depot on a side-by-side stainless steel fridge.

Put it back on the tenant - if I can't verify with your supervisor then I can't rent to you.

I'm in luck because it's right by my workplace. 

I am a licensed Real Estate agent and I also have a MA Construction Supervisors license as well.

If they tell you they can't do it, ask them to escalate it to a supervisor.  

As far as my needs go: After 1 year: I would like to be making at least 75k per year, not work more than 35 hours a week, maintain enough mobility that I will be able to travel from my workplace to another city for up to 2 weeks before returning to my workplace. 

But people, by and large, like to complain, and to those, I have little interest or patience.There are really two types of people in the workplace I have found.
