California does not have a law requiring deposits to be held separately (neither did Alabama when i had Alabama properties) and it seems like a significant hassle to address a virtually never occurring event (not having money to return deposit to the tenant). 

Both of those are virtually Impossible with mls purchase.  

I now rent this property out to students at a nearby university.

Interest rates are pretty universal across country, you are in a high demand, high cost area.  

And even though virtually every sponsor agreement allows me to share investment information with others who might be advising me on it (especially when club members are bound by an NDA), I still ask the sponsor if I can share it, because it's a test.

I considered adding a universal gym but will go with billiards and foosball instead.There are more spas in this STR market than EV chargers ((only 5 or 6 units have a EV charger), yet it is about 200 miles from the nearest large metro (too far for most EV to go without a recharge).  

See if any of them will allow you to use their address as a virtual location on the Internet.

There is no universal right or wrong, it's personal, it should be a strategy that enhances your life not takes away from it.

Most of the tax experts who specialize in real estate work completely virtually these days.That said, a local CPA probably does have an edge if your state has state income tax and especially if your city has a local tax on top of it.
