I avoid all people I encounter that utter any of the three:1 - "It sounds too good to be true". 

Forget cost/lead.. that is utter crap and useless.Think cost/lead.Find out what the cost per lead is for what ever marketing strategy you want to "try" and then SEE how much you need to spend to MAKE A DEAL (=cost/deal) and if you do not have that amount readily available..

But they were out and I just couldn't bring myself to give them anything because the damages were due to nothing but utter carelessness and a complete disregard for the property. 

The unemployment numbers are complete and utter fantasy and have been for many years. 

They are a protected class and you would be in violation of federal fair housing laws for ever uttering it unless your property is in an exempt senior community or property in which you also live.

My opinion is, this is a complete and utter waste of your time based on the facts in this post.

That means you should take your fee by assigning an option to a buyer and get out of the way, have the seller sell to the buyer without you being involved.The term "rent to own" should be stricken from all blogs, all forum posts, all tablets and never uttered in public again!
