Just my 2 cents What she means when she says the seller is probably somewhat savvy is that you won't be able to scam them as easily as an uneducated unsuspecting seller.

My guess is that he is probably packing up in AZ and starting in CA with new unsuspecting clients. 

On the other hand, it has been most of our experiences that 95%+ of these wholesalers (many of which straight out of some BS guru program) operate without deceit, without ability or intent to close, often leave a poor unsuspecting seller hanging, and just have awful business practices across the board (i.e. have no clue how to properly and accurately estimate scope of work, rehab costs, exit values, or have a clue about proper contract verbiage and the like).

And I am hoping I don’t have any unsuspected stuff with my credit because I’ve been working on it since 18 and last year was a horrible mistake that put a beating on me haha.If I have any further questions I’ll be sure to ask you!
