Unless you manipulate the numbers by doing a 10% down 2nd home loan, buy a cheaper house, do renovations/furnishing on a 0% credit card and not count that money into your cash on cash calculation, the real returns of 20% or more on a property that can do $80-100k+ of booking revenue can only reliably be found through value add projects.

You can actually set a temperature (instead of guessing the temp with turning the dial) and it will also adjust the amount of power it is using based on how far away from the set temp that it is in the place.

The plumbing issue that Julie is referring to happened during the deep freeze of 20 below temps for weeks in Indy, and pipes were bursting all over town. 

Maybe some pallets and temp walkways and put a washer/dryer down there if the space allows.Cheapsest immediate fix would be to diagnose, say you are going to change it, offer an appropriate discount for the loss of whatever amenity it is and with new lease just use as storage or as above

@Pj Hamadeh Based on your initial input, you might consider the Baseline corridor area, Ahwatukee, Tempe, Arcadia, and potentially other areas.

Another thought might be how many weeks of Temp work would it take you to save up the amount you need and be self sufficient (and cut your costs).Just my 2 cents.

Ours is about 150-180 depending temp.

We live in Charlotte so my target is Blowing Rock/Boone for convenience to Charlotte, skiing in the winter, cooler temps in the summer, etc.
