Therefore, if I'm looking to acquire a mutli-family property using residential loan terms and interest rates, my only option would be a duplex - and I am concerned that the cashflow on a duplex would not suffice to cover expenses and mortgage payments, especially given that I will be occupying one of the units to obtain the loan and 'house hack'.

True, you can get into a 2-4 units for less, just like a sfr conventional loan.I like 5+ commercial loans even though the LTV is higher, the DSCR demonstrates the property IS self-sufficent (aka cash flows and that was my goal in REI).

I've currently got vacancy at 8% which allows for 2 a month which seems to suffice. that's good to know about the capex reserves, i'll make sure to have that on hand!
