If I were renting out the house to strangers, I would most likely use a PM company. 

It has surprised me how many people will come to a forum to ask strangers on the internet legal questions, rather than pay for an hour with an attorney.

With strangers walking around coughing, laughing etc..It's definitely doable if you treat it like a nice part time job.

You are trusting a stranger to manage a business whereas they want to use the property as much as possible in order to turn a profit. 

I think its better to partner with your dad and give him the interest and points instead of a stranger, this way you both prosper.

How do you know if your are being taken advantage by a PM if you have no idea what it costs to repair a broken water pipe or rotten deck railing.Investors that never take the time to hands on manage their first few properties are 100% at the mercy of a stranger.

Having said that, I recognize that having strangers control large amounts of my investments is unnerving.  

You do not do any work- you, nor your son, nor your daughter, nor your male servant, nor your female servant, nor your cattle, nor your stranger who is within your gates.

Take you time and find the right combination for you.Even if you are a little reluctant or nervous socially, over time you will see the same people - say hi - talk a little - talk some more, and soon they are not strangers anymore.

Sitting with a group of strangers with a common interest can discover things people don't know.
