In Florida, if they only pay half, and we accept payment, we draw up a stipulation which states that the remaining rent will be paid on xxxx date, if not paid on that date, the eviction continues as if it never stopped.

Disclose to the end buyer and the agent so that it is transparent that you are buying and reselling to them4. the end buyer should either be buying cash or their closing company know about the option so that there is no issue with underwriting with the buy n resell5. make sure there is no stipulation with the short sale lender that does not allow you to flip, Some have restrictions on the flip and or for % of profit.6.

We stipulated in Lease that Monies were NON-REFUNDABLE after Tenant took possession, except for "Acts Of God" (Hurricane, Tornadoes, Floods, etc) that might make the property uninhabitable.

if I was in this situation and was worried about the appraisal coming in a little lower than the "cash" offer I would counter that I would accept the cash offer with no stipulations - meaning no inspection, no appraisal (as is) and see where they land.

Per her it is 9 ppl that would be in the property and due to rushing her in I tried yo get last minute repairs in which where completed.My first visit my heart sank as I saw random ppl within my home as well as the smell of marijuana (no smoking was stipulated in contract.Than after they blew a fuse in my electrical box downing power on one side of the house.
