If not the envirnmental regs are stiff,,,licensing,,,operator on board etc.NEXT issue is age of homes in park.

Everyone is looking for properties that need no or little work on them that can be purchased for 30% under market and there is stiff competition for these properties and of course you will be competing with all cash buyers most likely. 

Those that aren't priced at a stiff premium, tend to be in questionable neighborhoods.

On the MLS most area's have a really stiff fine if they catch the agents giving out login info, I routinely use Zillow then drop back to realtor.com for more info as it has pretty much all the information except for the disclosure paperwork.
