I am not sure how to get started except from the fact i will be taking real estate classes in college next semester.

. ;) Personally, in college, I was able to work 40 hrs (thankfully I had a flexible job) and remain at the top of the semester hours where I would have had to pay more to take more classes beyond full time.  

You do need to register your short term rental with both the state and the city.We have an apartment on our first floor that we rent on the extended stay market during the academic year and on the short term market between semesters.

The room and board cost are about $15,000 per year for about 8 months (4 months each semester) we will have to pay this amount out of pocket.

However, we just got news that the University will be closed again for next semester except for online learning and that has a big affect on people coming and staying that are visiting the area or have kids that already go here.
