I pay self employment taxes on myinterest income from mortgage notes because I am considered a “dealer” and am in the business.

I have found that it is quite simple to self-manage a portfolio of 30-40 short-term/interest-only loans using a combination of QuickBooks and an XL workbook (1 worksheet "tab" for each loan). 

I don't have that much self aggrandizement to think my opinion is helpful about things that I am not an expert at.

In the self storage market, they have ratios based on population to determine demand.
