A pest management company inspected today, gave me a bid for almost $5K, to install bat guards on roof vent and remove a small area of soffit that squirrels had infiltrated, pull it out and replace installation (squirrels ate it), patch the opening they are getting in at, and reinstall the same soffit since it's in fine shape.

It is not that old of a home (1999) but we are told that the tiles either have shifted or were not put on right so the whole underlayment is no longer any good-  So we have been given a quote to remove all tiles, replace the whole underlayment and then reinstall original tiles (maybe a few new to replace broken ones).

I had already installed grab bars in the shower and those will be re-installed in the new shower to enhance safety.
