In your case I would charge the tenant the full replacement price for all the lowers that are damaged and justify the cost based on you having to replace all the doors to match.Alternately you could charge 60% on all the doors but that is a aesthetics decision the tenant could fight regarding paying to replace all doors.For the tenant in the end the cost will likely be less depending on how many are damaged if you charge full replacement only on the lowers.

Problem with that rule is that the property maybe so undesirable (for many reasons, not just aesthetic) that you couldn't give the property away even if you yourself inherited it.

There are also lots of aesthetic advantages of in-floor heat, and you may be able to charge a premium rent for in-floor heat.

I think $250 is already affordable.I usually tile the surrounds as the aesthetic is much nicer, but I would consider 1 piece surrounds in certain rentals as they don't usually leak as there aren't joints.

Whether they are effective or not, they wind up littering our streets and right of ways and often make their way into our streams as trash.They ultimately lower our property values by contributing to poor aesthetics in an area.
