I think the privacy is high on my personal priority list as well, as i may have been going overboard by researching soundproofing solutions between walls and am actually in the process of adding another layer of drywall.

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

I'll try to make house as sound proof as possible but aside from noise, do nurses generally feel unsafe since it's on the main road, more public exposure (lack of privacy), and more dangerous?

I value my privacy so not crazy about renting out rooms, but I will if that is what makes most sense in todays market.
