When I was a full-time wholesaler most of clients were able to pull the trigger within minutes of entering the home, some trusted me enough to buy sight unseen on my recommendation, and some always wanted to get a contractor in there or run the contract past their lawyer.  

One gives you microwaved waffles and a room, the other greets you at the door has hot towels ready, tells you where the sights and sounds are and caters a multi course meal to your room. 

Many investors are too short-sighted to do this math and fail to understand that it's often foolish to focus soley on top-of-the-market rent as it can actually be more profitable to accept less than max rent to keep a good, stable tenant.

The last few years it has been a constant stream of ever-changing tax rules, with no end in sight. 

But also, since the industry is changing AGAIN, now to R32 or R454B (A2L's), I have my sights set on getting Daikin units, using the non-proprietary R32. 

But, we also bought one house sight unseen that was a ultimately a not so great flip (same team, different area) which we were able to eventually fix (a cost of the fast-moving market, and us missing some quality clues) (Hint: have reserves on hand for a handyman!).

I pick up stuff on my sight every time I am there .

However, if you can weather the storm for a while, Danville, San Ramon, Pleasanton, Dublin, and Livermore all offer amazing appreciation, tax benefits, and principle pay-down opportunities. 

This presumes you make smart purchases that cash flow after paying all their expenses (Principle, interest, Taxes, Insurance, and a maintenance / Capex reserves).The risk of leverage is if your properties AREN'T making money - maybe you misjudged your income, or you run into repairs that cost more than you expected or budgeted for.  

It would be much better if you could truly block someone so they can't see your forum posts and you don't see theirs.I imagine they aren't doing this though because they are very aggressive about wanting content to be out there, seen, and visible.Yes, but that goes against the first principle of any networking site.
