I’m hearing mixed opinions from people I know. 

Sadly, both of them escalated this conflict and started creating domestic disturbances so we had to move both of them out.Assuming the upstairs family is being reasonable, I suspect no matter what you do, the people downstairs will never be happy.  

Typically people only get insurance on things that they own, or liability insurance for their own protection. 

What I love most about what I do is building genuine connections with people—whether it’s homeowners, investors, or fellow professionals.

The challenge with unsafe areas is (1) potentially higher cost of maintenance such as broken windows, etc. and (2) this is by no means meant to be discriminatory but anecdotally from people I've spoken to the challenging tenants tend to be at the lower price points.

So far the concerns I have discovered would be things like control of collateral, maintenance requirements/margin calls, and various fees that may be charged on quarterly or annual basis.

That would bypass many city/state regulations that force landlords to rent to people here illegally. 

Anyone can live anywhere they want if they have the money, and sometimes houses are bought and then rented out without much background checking on the people moving in.

I don't recommend throwing the baby out with the bath water, and definitely make sure you understand the nature of the Mentor you choose.BP is a great resource to meet some amazing people.
