Also @Andrew Syrios thank you for your opinion also, it´s pretty much helpful to have different opinions and perspectives, but still difficult to decide when someone it´s just beginning.  

This shifts the conversation from opinion to facts, which is harder to dispute.Keep Emotions Out of ItNegotiations can get tense, but staying calm and professional gives you the upper hand.

But in my opinion, the biggest issue I see with folks jumping into their first "big" multifamily deal is the quality of the pro forma. 

They found it out, andI had to go to the planning board and zoning board, hire an engineer and architect to make the fourth unit legal.In my opinion, the realtor should have verified the zoning, and if you used bank financing, it's pretty rare for the bank to miss it as well.You are probably going to have to hire an architect to draw plans and to get it approved as a triplex.I wish you luck.
