If We adhered to the 2% rule on the offshore properties we bought we would have missed substantial cap gains.I recently met a builder from the UK that bets on double digit cap gain regardless of rents , the same for my home town in Australia.

I work offshore so when I am home is random so haven't been home or made the time to drive 45 min and join the local REI group.What I am currently looking for from this community besides continually educating myself is a Hard Money Lender for Louisiana that does ARV (After Repair Value).The type of investments I am looking into are Single Family homes in pre-foreclosure or just in a weak state that I can capture some unrealized equity in through fixing it up, then converting my hard money loan into a conventional.Appreciate any tips and advice,-Seth Cunnigham

My 50% down NON recourse loans are going great I did well over 150 of those last year... and it continues to grow and the SDIRA borrower is underserved in my opinion as well as the Off shore investors. half of my loans are to AU and Singapore investors.Lastly thats why 07 to 09 was the great GFC it effected most everyone in and around real estate. those that are just now starting out are doing well because they bring no baggage forward.

Then as the properties move up the chain you have another level of investment and that creates a return on investment for this layer of the onion. then you keep moving out layers of the onion to the ultimate retail buyer whether it be local off shore or CA based. and they pay top dollar I think we all know that's the case...
