Do you just go with bland neutral colors (eg a coat of primer and grey/tope) or do you do something else?

Positive Net Cashflow) on a residential house hack the exception verses what my goal should be - to get as close as possible to cash flow neutral and save money on paying for rent.

Might be a good place to get neutral advice and network with other people in the same boat. 

The old stuff looks clean and not dreadful, and is in neutral colors, but isn't that nice (e.g. the cabinets are kind of rickety and the DW/fridge don't really fit all that well into the space made for them, the floors aren't missing pieces, but also are a bit uneven in places).  

Some leases are heavily in landlords favor, others the tenant, and other more neutral in the middle.A landlord can have expenses that are only partial or not reimbursed by the tenants.

Most rental properties pencil out to very close to debt neutral as far a loan is concerned.

Use the same neutral color in all units.

The rising rents will make a cash neutral property positive in a couple of years or a cash flowing property more cash flowing.   4) Historically San Diego RE has always increased over any significant duration. 

Its these reports I monitor each week to get a feel of where things are going is it still a sellers market and is the trend going to buyers or neutral.  

I am NOT going to buy custom blinds for this house so my two options are 1. install three standard sized blinds in the window to fill the window space OR 2. install a long heavy duty curtain rod and either put up some neutral (cheap) curtains or allow the renter to put up their own curtains.
