You'd have to account for what a fair rent would be for your unit, or try for a proportionate percentage (e.g. if you occupy one of three equal units, I think the 1% rule would be "modified" down to .67% to reflect your own living space.

I think the impact would come from the loans that were previously modified at ridiculously low 2-3 percentage interest.It's hard to compare apples-to-apples without knowing which kind of notes the fund you're referring to is investing in (or creating)

So we are in the process of getting the lien release voided, and figured I would also reach out the prior servicer, which is still in business, to see the payment history, as my research showed they modified the loan in October, 2010, and they both signed it, so she was back on the hook, and they stopped paying in June of 2012, 19 payments later, so I figured unless she won the lottery, she did not pay it off.

With Dodd-frank I would think would be very regulated and restricted but then again I see note investors buying performing and non performing notes and modifying themIs there a difference between creating a note and modifying an existing, especially when you are not the current owner and selling / transferring the property ?

@Derek Caffe Aside from infrastructure , mechanicals , physical inspections , be sure to review the zoning/permitted uses and what you will need to bring to current standards if you are modifying it along with a survey and phase 1 inspection.
