You could run into ADA exiting issues too as I'm not sure you can exit a home into another building.

I would also follow Jeff Bridges advice about not putting the address in the ad as another level of protection.

Other than the obvious, tell your manager to look out for liabilities (trip and fall, ADA stuff, etc.), you don't want to get sued.
