There is no reason a pipe should burst unless it freezes... please upload a pic of his work and the joint that failed.Toilet issue... toilet shouldnt rock at all and will loosen the seal and start to leak potentially damaging tile/subfloor.

You might consider owning as many properties as possible under a conventional loan and when you are ready to loosen capital for more property purchases; then, consider the portfolio loan.Once you do the portfolio loan, you can start all over again with the conventional loans with your new purchases.Full disclosure...I work with Investor Portfolio Funding and help with portfolio loans.

Vacation rentals can be cash cows allowing you to grow faster but one thing to consider is STR income won’t be considered income for 2 years for the purpose of refi (this is starting to loosen but talk with your lender) If you are planning to live in the duplex you will probably get a great rate and it’s easier to refi but won’t be cash flowing as much In my experience long term rentals appreciate more but cash flow less.
