Having dual licenses, loan origination and real estate, has got me involved in most parts of the investment transaction.  

I am originally from there and manage on in Ventnor and have had some issues getting a straight answer on what I should even be charging for tourist tax. 

Some of the original framing remained but that was it.

You paid 1% origination, closing, legal etc, and 4.5% interest.

That move created frustration on my part and the seller and had to amend the original contract.

Purchase price: $715,000 Cash invested: $297,000 Current Price: $830,000 (originally $950,000 on 4/13/2024, reduced by $120,000 in 6 months).
