I like index funds Vanguard best way to play the market super cheap index beats all managed funds over a decade .So there are national aspects to the housing and locale ones too.The madness of loaning money to any beating heart is not there this time.I see the rest of the western world has negative rates ,with Japan .All my rents are up sharply here doing very well wish I had more!

I prefer the latter ;p  I like my Grade A, lower and safer returns.I have clients and friends that prefer the higher but riskier returns of low income and student housing rental.I also flip in the GRADE A area, but I don't do it often because my heart is in multiunits and commercial now.

I lived in Thailand for 2 years so it has a special place in my heart. :)I own a few properties in the greater Denver area although I don't live in Colorado and they have proven to be excellent investments.The one question I would ask you is why not invest somewhere closer to home (e.g. another city closer say within a 50 mile radius of your current property) so that, perhaps, your family member could also watch after it.
