I am investing in rural areas of western NC and there are not many cookie cutter homes/developments so the 200K selling prices is based on a larger search area. 

In addition to a very knowledgeable inspector coming through, they additionally provided a summary of the home inspection in a well-organized binder, gave my clients a "Guide to Home Ownership" book, and even passed out cookies! 

I don't do open houses or bake cookies. 

Once you get 3 or 4 deals under your belt, you'll start taking the mystery out of it and see just how cookie cutter investing can be.Enjoy the ride.

This is not a cookie-cutter system like some of the national programs. 

Another issue is that those cookie cutter documents you can get from filing yourself online don't always work if you actually find yourself in trouble. 

However it could be a great tax saver if flipping is your sole source of income and retirement contributions are not a major priority for you right now.There is no cookie cutter approach to real estate taxation.  

Background: I was always interested in accumulating wealth at a young age, but fell victim to the cookie cutter mentality of 1) go to college 2) get a good job 3) and die.
