Just looking for some advice or clever strategies to make sure I start off on the right foot!

Now if you are doing complex creative owner financing, wraps, need clever clauses, encounter title issues, doing messy deals, or are buying commercial property, etc, then you may want to pre-meet legal and other transaction professionals.

I have no idea if the claims are true but it was a very clever action taken by the tenant.

You should read something like the book on investing in real estate with no and low money down by Brandon Turner to try to find some clever ways to invest without a lot of cash.

I'm still studying and reading the fourms everyday.I just need to know if these quick flips are even remotely possible (Cody Sperber Clever Investor) are common in any market.

If this is one of your first rodeos, I suggest you don't get too clever (although I do like the broken key idea). 

I drive for a linen company but the hours are long and the pay isn't something I can bank my future on.I look forward to learning from you all and hopefully I will be able to contribute the longer in the future thanks
