Also when you are under contract and get condo docs, make sure to read the meeting minutes (for the past year if available) they will indicate if there are any talks of an upcoming special assessment (which you don't want).

You can be assertive and still be nice/professional. 

If you get some appreciation, does that compensate you for your initial outlay?  

The further you get into the deal the more skin in the game you end up having so it just makes sure you see the project through so you recoup the time and cash invested. 

I get wanting to keep the deposit.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.
