I wholesale all the time, there are good deals that are too far away or need more work than I'm prepared to deal with or would make better rentals than flips and buy and hold is not my cup of tea.

Also a few vintage Japanese tea cups thrown in an attic.Some clown left their crack pipe in an outdoor electrical box once.Just found about 20 rakes, shovels, and assorted yard tools in the crawl space of the house I'm rehabbing now.

Many residential properties in good business locations can be modified and converted to insurance, doctor/denist offices, gift shops, rest/tea houses, used car dealerships, hair saloons, lounges/bars, not far from me is an appraisers office.

It may not be everybody's cup of tea, but I like it.

If renting to college students is not your cup of tea, you will probably be able to find an older tenant to rent from you year round, but the selection pool is much more narrow.

Now, if you are talking creative real estate; If I was an attorney, or played one on late night TV, I'd probably find probate, bankruptcy, judgments & liens, divorces and 2nd mortgages to be my cup of tea.

We do want to do that, but this particular opportunity is so close and could be quite an easy way to see if the multifamily rental thing is even my cup of tea.
