Booking.com fidnt blink at my decline now 3 weeks later, they tried to cancel again claiming their dates change and they couldn't make it.

So if, for whatever reason, laws change and you can't rent it out on Airbnb, etc, it still cash flows if you need to rent it out to a traditional long-term tenant. 

But be careful with houses in that range in Birmingham, some areas can be pretty bad (C- and D areas) and can change by street or block, also to rehab a house at that price for $25k will be pretty difficult.

However...not turnkey, and you've got to know the sub-neighborhoods (or micro markets) as things change very quickly block by block.

This is not '09', the world has changed.

Hi Joshua, the amount of down payment also changes with the cost of the property, so starting with a less expensive property may be smart (for multiple reasons).

The OP could use it as a template and change it to 30 days and reference the correct county law, or no county at all.

As you probably know from also living in the area, values can change dramatically from block to block, so it might matter most how you feel about the outlook for the specific area it's located in.

In other words if they are all acceptable places from an investing point of view, change your perspective and look at the other things they have to offer.
