I can't help on the mastermind front, but I did grow up in Central IL and can relate to the "something goes wrong with a property, now I'm spiraling, and this was all a terrible idea" feeling.

Research areas like Central Massachusetts, New Hampshire, and Western Massachusetts for affordable entry points and long-term appreciation.

My primary residence is central PA but split time between New Hampshire, Central PA, Central Jersey, and NW PA.

After visiting these States, I just didn't see the benefit of investing in $200,000 in a B- class neighborhood in Ohio, which is a 5 hour flight away, when I could maybe invest a similar amount  in the California Central Valley in a C class neighborhood that I could drive to when needed.

I am about 30 minutes outside of Jackson and wanting to invest outside of the city of Jackson, but still in the Central Mississippi Market.
