I can make the deal work anyways, I have the cash to buy it outright, and can spend the first 3-4 weekends of weekend rehab doing demo, bleaching walls, patching minor drywall issues, painting walls, refinishing the wood floors, etc.

I explain to tenants when they move in not to put grease down the drains, try not to wash ten loads of clothes in one afternoon or use a ton of bleach, etc. but I really can't patrol what they do when I leave.

I have never dealt with mold before but doing some research all I need is:- Wear protective gear- demo the affected walls (the ones not dry)- Moldicide + vacuum it all and not use bleach(I don't have any air ducts so one less thing to worry about)- Wait a few days, look for mold and if none put back the dry wallsI can do it all by myself no?
