Too many tenants will tell you a rental is perfect, then they move in and start demanding you upgrade appliances, paint the walls, replace the flooring, add a deck, etc.

I like @Caroline Gerardo's estimatesa lot will depend on the exact size of the rooms - larger bathroom = higher rehab amount etc.when i hear people saying a 'rehab' for 20K or even 30K I don't know what they meanclean-out, paint, carpet, floor and appliances you're looking at 15K right there - you start adding kitchen, bathroom(s), electrical and you go way upand then there's landscaping, decks, driveways.....it adds up

We recently had that balcony completely resurfaced, so we shouldn’t be having any slope / waterproofing issues from the deck of that balcony. - We’ve also inspected the roof / parapet wall, but don’t think those are the culprit because the issue presents itself on the 2nd story, not the 3rd story that’s immediately below the roof. - Plumbing issues have been ruled out.
