It's not as common with pipe that is sitting empty most of the time - like a straight up & down stack - as it is with pipe with tendency to have standing water, but either way the inside of the pipe loses its smoothness and has a tendency to "grab" more things.

I have a property.1) lease was originally for a couple (man and woman)2) in May 2020, man took himself out of the lease (because woman was in an abusive relationship so she states and failed a restraining order against the man so man moved out)3) Woman took advantage of eviction moratorium and refused to pay me anything for 10 months onwards4) Woman no longer lives on my property at end of Jan 2021 because I finally managed to evict her end of Jan 20215) Now, I've been communicating with her and trying to get her to complete Covid Rental Assistance programs so I can recover the 10 months back rent without having to go through small claims court6) So far, I've been rejected in two programs (one of the program states that woman didn't provide enough proof / evidence)7) So right now, I'm looking into pursuing woman in small claims court in November8) She argues she has no money or anything and is living in a safe house and to protect her from her abuser, and that she's also homeless9) She states "I have no assets, no savings, and no income.

At least the deadline is out at end of 2023, but still for someone who made a big decision to buy and hold, it seems unfair to make them sell the property.

I'm not a credit expert by any means, but I will say that with my personal credit I've seen a tendency for there to be a small drop when there is a credit pull and then a large gain when there is an increase in my available credit, so in the case of a personal home loan it tends to work out well.In the case of investing in several homes in a year . . . the lenders I work with don't pull my personal credit every time, as they have it on file from the previous pull.

Looking a little bit like this;EXAMPLE:Est Sales Price: 150,000 (Loan in my name)20% down payment: $30,000 (money from silent investor)10% deal: $3,000 profit at the end of 6 months either broken down in monthly installments: $500 monthly pay out to silent investor for the 6 months or paid in full at end of 6 month term.They'd get their full investment paid back in 6 months plus the 10% earned either monthly or in full at the end of 6 months.My questions are as follows;Is this a good RTI for an investor?
