Hello, I am new to real estate investing and I have a tentative verbal deal on a pre-market lake property that I would eventually like to make my retirement home (10 years or so).

I'm particularly passionate about investing in emerging markets across the country.Outside of real estate, I enjoy all outdoor activity, including golf, boating, sailing, fishing, skiing, hiking.Excited to learn and connect with you all!

do you think a pre-engineered tent is less expensive than building the structure?

Most HML or PML end of the day when you add in ALL the fee's will be around 15% apr.. or a touch more.. 

Were looking at using a Heloc as  a down payment but its a variable 10.25% APR for 5 years  or 9.87% for 10 years and we have to pull 100K on first draw. of course we can put back what we don't use.

My family and I are also regulars in Tahoe for ski trips and have had a mix of good and not-so-good experiences with short-term rentals.
