Connect with local property managers in areas you want to invest in, ask questions about rental performance what they're seeing for repairs and maintenance, and vacancy or concessions, start underwriting properties and try and spot the patterns or look for anomalies.

For me, that isn't pleasant, but maybe I'm the anomaly?

I will say that the anomaly here is if every other property is also damaged.

In my opinion, the current market will be more regular than the anomaly of a record-low interest rate from the past few years. 

I was a complete anomaly over my last 7 years, as I worked both engineering and flipping.  

I think that one  is an anomaly and a prime example of why I would steer most investors away from picking individuals.

Banks generally do not take too long if the paperwork is filled out properly and any anomalies or red flags are explained in the paperwork package.
