Given the development of the stadium, the foreseen economic developments the city is going through (gentrification), Olympics and everything else the city will be going through in the future I plan to hold on to it for the long run.

There is an active community of investors in Japan that host meetups in Tokyo.

If you do not have the 4.5% and 30 year loan secured your numbers will change a little.Based on the limited information I think you purchase the property, get the rehab done asap, get renters in, hold the property for 6-8 years and then sell prior to the Olympics coming in 2028.

(Especially with the 2028 Olympics coming to LA.)  

I've been to Tokyo over 20 times.

I used to live across the river near Akabane, and would hang out in Kawaguchi.I'd recommend that you try to connect with some other Japan-based investors here (I used to be based in Tokyo, but now back in the US).
