Living Abroad - Does that affect buying in USA

Hello BP! I recently just joined and trying to figure everything out that I need on how to invest in real estate. I recently bought a residential house with that has a portion of the house can be rented/airbnb. I'm from Oregon but I currently live in Japan. Does anyone have any experience of buying their 1st investment property either living abroad or another state?

I'm interested in investing in Oregon (since I know the area) or the Midwest. I hear its important to buy your first investment property in an area that you know. I'm curious if not being there would has a large negative affect as well.

Hearing any experience or insight is incredibly appreciated!
