I had 3 rentals several years ago and got rid of them after getting married. it's been 3 years since then and am getting the itch to get back in the business. the problem is that my situation financially is completely the opposite of when I had the rentals before.I was debt free, except rental mortgages, with a big safety net to help with the unexpected rental problems that always seem to come up. right now we are in deep debt and little to no savings.

Hello,I am an out of state investor and started to investing in Las Vegas from California.I purchased my first rental property SFH and cash flowing around 138 a month without PM( I should have factored in PM before I ran my numbers but I didn't ) Anyways, I am itching to get into a second property, but since I am a self employed person ( I own my own fitness company) my debt to income ratio is capped ( self employed = look poor on W2) I bought Brandon turners book how to get into real estate with low to no money down, and looks like my best option is OWC.

The current and historical numbers meet most if not all of the metrics I use for SFH investments (1% rule, 50% rule, desirable tenants, historically appreciating area), so from that standpoint I'm itching to pull the trigger.
