If your not familiar with certain Canadian real estate markets the greater Vancouver area is a bit bonkers compared to other provinces.. similar to SF or other areas on the west coast.Two years ago I inherited a home worth roughly 1.2mil.

I am not in the US, but in Canada and the province where I have a rental with a similar situation to you (and it is tenant friendly), has mandated that back rent has to be paid from Oct-July in 10 equal installments in addition to the regular rent.

As the laws both from a taxation point and landlords rights are very different per province and obviously different from the US market it’s really difficult to find a good tax accountant who a) is used to working with investors and b) is allowed to practice in both provinces and c) understand the “gottya’s” and can guide you.
