Over the past 4 months I sent out about 3,000 letters to a semi-targeted list (2% reponse rate), made 1,000 cold calls (25% response rate), had multiple investor friendly realtors looking for oportunities, and of course checked zillow/realtor daily.

Response rate has increased each time.  1st round only one callback; which translated to one offer and no deal.  2nd round 5 callbacks; one offer (cold call); and no deal. 3rd round (just went out), 2 callbacks so far.- Last November, while researching the parking industry, I came across a non-profit organization called Veterans in Parking (ViP).

To be successful in PM, I started cold calling, going to meetups, and meeting every person affiliated with real estate that I could.  

I had absolutely terrible experience with this property management company for the last 1.5 months I had an agreement with them to rent my property.It all started with a cold call from them after I posted our property for rent in San Martin.

For instance, with STRs, why won't an investor spend an hour on AirBNB for their area to identify listings that:1) rank the highest2) occupancy 95%+3) ADR $750+4) hosts have 2+ properties5) listings are branded with 20k+ Instagram followersetcThen, reach out to those top operators; as many don't have the time or gave up on cold outreach, yet they've done the hardest 90%, have skin in the game, and outcompeted thousands of listings nearby.

You can build a great business cold calling and targeting commercial deals.

I can relate to the cold winter's that will soon be knocking on your door.
