The key whether they are worth one dollar or 1 billion is what is their motivation with the property and how can you craft an offer that creates a WIN-WIN to get to a yes where both parties meet their goals?     

My scene is a pub with a craft brew in my hand so I like to make a my cold calls walking around with a beer, it helps!!

Ask the seller if there is an underlying lien (mortgage). if not, craft a deal that will make sense for you and the seller.

That's a good question and I don't have a great answer, but somehow real estate has become hip, like craft beer.

Working with a broker that knows each banks criteria will be helpful however (they are all different), as they can craft your deal and "story" to a bank that allows for certain "exceptions".  

The active investors will help you craft a better offering.
