Give the tenant a written warning.

Hey everyone I wanted to warn you all of a predator & scammer who does all sorts of back end shady deala in multiple areas of real estate.His name is DJ Thielen and he always manages to scam everyone out of money.

I need it to work as a quadplex so moving forward, I would appreciate not getting warning posts about zoning.Should I rent it as 2 units and put people on the same lease but keep their residences separate with a door that can just stay locked or something?

I was warned about one guy, we'll call him John.

It happens this couple were moving into same unit by the same bigoted neighbors as the above case so I warned them of catholic area and potentially bigoted neighbors.  

We have posted warning letters on their door twice now about this.How would we fare if we started eviction proceedings because the tenant refuses to obey this rule?  

Eviction and early termination history are big, big warning and for many managers, an automatic no.

Just a warning, heloc rates are high right now, mine is at 10% but you could find a better deal for a short period realistically. 

Unless the infraction is egregious impossible to correct, the first step is a lease violation warning.

This continued for about 4 or 5 months then, suddenly and without warning, they were gone.
