Hey David, as long as you flip the property it shouldn't affect your future purchase if for some reason you have to carry a loan on the property then that will affect your DTI which could potentially affect your future purchase.As for flipping, I think you are in a good spot because you and your Dad can do the work yourself, one of the hardest parts of investing in Real Estate is finding quality vendors and contractors.

I've used her for all of my rentals and typically recommend her if my clients don't have a preferred insurance vendor already. 

I didn't have the necessary vendors and I didn't have the potential partners or investors I knew I would need.

I have experience in the Guru training world having been a back room vendor to some of the top Guru's ( lender to their students)  This is all a matter of personal choice.. the current issue is being spammed by Pace Students on BP.

I save them plenty of time and money with trusted vendors. 

Last week, we had an issue with the plumbing in a home we sold.The buyers moved in, used the water, and some areas of the home started flooding.We sent vendors out that same day to investigate and fix the issue.

Fortunately, I live in a HOA and the HOA has been very proactive in recommending vendors that they have worked with or have approved in the past.

I would look into local REIA's there and look through their vendor directory.

Having worked in the industry for some time, I see the value in building relationships with local landlords, vendors, and the community, which could lead to future opportunities.
