Around the 1h04m mark in the webinar my comments were deleted and there was a message from admin that if I wanted any questions answered I had to email a tech support address.

In my state the standard contract used by realtors addresses this issue by allowing the agent to check a box specifically to limit the seller to keeping the EMD as opposed to going after "liquidated damages" like that.

True the new owner will have to start his own account, but he should have a built-in revenue stream from repeat guess that will search for that property by address.

It blows my mind that you can actually start and operate a legitimate business in the US without telling the government (not the public) the name and address of the owner.

Would you mind sharing how you addressed the transition period in your contract?

If it's just a two-family, or really with any amount of units, I would send the same notice to all parties so it's clear that it is addressed to everyone (even though it's because of one tenant).
