I can read books, listen to podcast and webinars until I’m blue in the face but once I get my hands dirty and some experience I tend to thrive.

Both cabins in the Smokies are thriving.

Some people thrive on new adventures, for others it is not their cup of tea. 

A recession is almost certainly going to have an impact on the STR market, but I've selected properties that should thrive regardless, and have been careful not to stretch my debt on them so that I can still easily cover myself even if rents do fall a good bit.

More info:  The town the aprartments are in is smaller. it has about 15K people and the town thrives around the school. so I was thinking that I could do the improvements while it was full and just raise the rents as people move in and out. 

After meeting @BradPenley on BP a couple years ago we started a local REI group to help many others in this market connect & thrive.
