Looking for Opportunities
Hi BP,
I’m a newbie to BP but have been perusing the forums for a few months. I’ve had a passion for REI since I was really young and have purchased multiple residences to live in and have remodeled them and inevitably flipped them to purchase something better. I am currently at what my wife and I figured to be our last home to raise our family in and I have been working on remodeling this one as well since we moved in. I do most of the work myself with exceptions to a few things I don’t enjoy doing so I hire contractors I know to do that work for me. Roughly 10 years ago I owned my remodeling company with a business partner but have since moved on for reasons that aren’t important to this post.
I have been researching methods of investing and know that eventually I would like to be investing in multi-family homes for passive income and eventually build that portfolio enough to 1031 exchange into apartment complexes. Initially I’m thinking in order to build enough capital though I will need to buy and flip SFR before I can purchase additional homes through BRRRR. With my current situation of 2 young children though I am having a difficult time getting my wife to take any risks as we both have 401ks we could tap into and also equity where we could likely get a HELOC but she is afraid of the what if something happens and we put ourselves into a bad situation. I have even had thoughts of selling my home and cashing out the equity to buy something smaller and then using some of the mowing to invest just not certain thats what really needs to be done. From my background there isn’t much I can’t repair on a home and have thoughts of buying smaller ranch style homes that are easier and require less time for me to work on so I can minimize the risk. Another slight problem is living on the South Shore of Massachusetts, Real estate is on the higher side but also if I find the right deal homes 350 and under in my area seem to be selling like hot cakes.
What I’m looking for is a potential investor that is seasoned and has been there done that, that I can provide value to be it boots on the ground to check-on potential deals, possibly make small repairs or just check on current owned properties, whatever it may be to make the investors life a bit more simple. What I would be looking for in return is more hands on knowledge of strategies while seeing those strategies in action. I can read books, listen to podcast and webinars until I’m blue in the face but once I get my hands dirty and some experience I tend to thrive. My passion isn’t my W2 income, my passion is REI.
